Development opportunities in a distressed market.

The financial news this week was unsettling. What is the opportunity to be derived from this news?
Often investors look at buying heavily discounted distressed properties in this market. The other opportunity is to buy discounted properties that are not distressed, just undervalued for the place and time. We have talked about the Value of Raw Land in La Paz, especially those properties with beach, or ocean views, and commented that the prices were very attractive compared to similiar properties in other parts of Mexico.

Luxury Yacht at La Paz high-end development.Investing in La Paz…now…simply means that you will make money going into the deal as well as when you sell. Many are looking at Land Banking in La Paz, where there is incredible future value, as a better investment opportunity than buying heavily discounted distressed properties in the U.S.. Development of Ocean view and beach concepts near existing developments offering golf and other amenities seems to be a sound investment. The evidence is in the facts. Properties here in La Paz are selling! Yes there is a slow down, yes people are cautious, doing lots of due diligence, but they are still buying. Our market is international and National. Much of the investment that we see comes from the mainland of Mexico, from Mexican Nationals.

We are seeing that sales are slower than we expected. However we are not seeing a panic. Caution yes, but that is to be expected. We are still selling, tourists are coming, our occupancy is good for the fall and 2009 season, and it will probably get better as the year closes.

Have a look at La Paz. Take a look at our projects. There are still very good investment opportunities at extremely good prices, that are not considered distressed!

Turtle Release Rancho San Cristobal

Gorgeous pristine beach, beautiful weather, amazing company
and the cutest little turtles you can find… this weekend had all that. We arrived around 6:30 pm on Saturday, we were a little late but full of excitement, we were going to help release baby Leatherback sea turtles and we couldn’t wait. Pablo was waiting for us at the gate of Rancho San Cristobal, the location where ASUPMATOMA, the organization behind these commendable efforts, has chosen to do their part in protecting this species. He told us to follow the road until we got the house on the beach and so we did (it’s amazing how obedient one becomes when out of your own environment). After a 5 minute drive we got to the camp and parked, there were people already there listening to the instructions given by Elizabeth, one of the resident Marine Biologists, on what everybody had to do in order to help and not get in the way.

What happened next was incredible; we were all holding the tiniest baby sea turtles we had ever seen and were ready to release them to the ocean but we had to wait, we couldn’t just put them in the water… they have to struggle to get there, they have to push and pull their little bodies for a few meters (must seem like miles and miles for them) in order to get to the ocean, it’s an experience that will prepare them for the rest of their lives.

A piece of good news!

Even with all of the recent market upheaval, bad news, adjustments, panic and fear, there is good news!
I find it interesting that we speak to developers every week who have gone to this site and looked at properties and emailed us or called asking about development possibilities, some have come to La Paz, others are planning to come soon….so there is good news out there! It is good news for La Paz and for Baja Sur in general. There is money out there that is ready to be spent, yes…. people are cautious…as they should be, but at the same time, money is not worth much sitting in a bank account accumulating interest…it has to go to work… and those investors who see that this is also a time of opportunity are going to be rewarded in the future.

The European markets are also spending time looking over what we have. There is already a great deal of money invested in Baja and La Paz, and the East Cape and more investment money from the European markets is going to flow into Baja Sur developers compare the cost of beach front properties in La Paz, to other areas of the world. At least three times a week we receive a call from an investor, inquiring about the area, and the prices per square meter. Right now it is an exceptional value; no one will argue that point. The troubled times that we are going through now, will turn around. We have been here before when the dot com bubble burst, we lived through that down turn, we will live through this one as well.
Those investors that can see this as an opportunity, are cautious, do their homework and due diligence, invest now, will see the price of their real estate increase substantially as we bounce back from this speed bump!
