La Concha Pearl, the Greenest building in Baja, built by Newtek Construction Solutions of La Paz, is leading the charge for luxury Green living in Baja. The building materials and systems are state of the art. This project is the most energy efficient building in Baja. It will be the first U.S. Green Building Council LEED certified building in Baja.

La Concha Pearl combines the beauty of beachfront living, modern day luxuries, elegance and amenities with Green, energy smart and Eco friendly principles. Walls and floors are built out of Quad-Lock and Quad-Deck building systems. These provide superb energy efficiency. Windows, air conditioning, appliances and lighting are all the top of the line in energy savings. Solar power is incorporated throughout the design. The result is a Green smart building that uses approximately 60% less energy consumption than similar style conventionally constructed structures.

In an effort to meet the ever changing market for vacation properties, La Concha Pearl may be the first true shared ownership project in Baja. The Developer has allocated five units to be sold under a Shared Ownership concept. This idea was not actually the developers or the marketing companies…it was the clients! It occurred when three different couples all purchased one Condo together. Their thought was that they all loved the project, but could not see themselves being in La Paz a full year, and therefore questioned the commitment to invest in the purchase…the answer…split it up among all three of the couples.

In response, we have a limited amount of inventory that we are going to allocate to this program.
It must be pointed out that we do not want a Fractional ownership feeling at the complex, so the increments are in three month blocks. Nothing less than that. People will own their Condo, will be able to use their time without a reservation, and have all of the amenities of the whole ownership package. The dues will be the same as the regular owners. People will have their own furniture packages, that will be moved in and out of their unit, prior to their arrival. It will be properly stored for them at the end of the visit. The cost will be higher than simply dividing the whole price by four. The increased costs will cover the storage aspects, the labor, and legal costs to develop their ownership vehicle.
